Make Your Patio Shine with a few Simple Upgrades

Staging your home–especially in a competetive market–is a creative way to achieve the look of a new space while making your home more marketable and appealing to potential buyers.

When staging your home here are the most important things to remember: 

Connect the D-O-T-S :  Declutter   Organize   Throw away   Store (out of sight)

DECLUTTER–Pack up that oldies record collection and the 10-set mystery book collection.  These are items that are able to be kept but do not need to be displayed.

ORGANIZE–The contents of closets and hidden spaces should be neat and organized even though they are not in plain sight. 

THROW AWAY –Throw away or donate to charity uneccesary items that are not seldom used (including clothing) or worn and are creating clutter.

STORE– personal items–out of sight–ie. Family pictures, personal trophies awards etc.

Positives:  This dining room  has a neutral beige paint color, an open floor plan with lots of crown moulding, chair rail moulding and a treyed ceiling. The furniture is a rich warm color that can be paired with any earth-toned accessory. 

Negatives: There is no focal point to pull the room together and make it interesting and welcoming.  The room appears to be separated into two areas; the walls are very bare and the furniture has no common element or pattern tying them together and making the room flow. 

Problem: This room is bland, univiting and the wall art/decor is too small for the size of this room.

STAGING SOLUTION:  Using a bright centerpiece adds a splash of color to this room and offsets the warm rich colors of the furniture. A large floor to ceiling leaning mirror, gives the room a focal point. In addition, the deep mahogany border of the mirror accents the base of the dining room table as well as the legs of the chairs. The leaning mirror adds height (the eyes are drawn upwards) which showcases the detailed triple crown mouldingthe most popular form of Cornice moulding, crown moulding creates a decorative transition between walls and ceilings. The term “cornice” describes one-piece molding installed along the top if the wall or above the window–which is a beautiful detail that is a positive selling point for a home.

Adding  a ficus plant in one corner of the room gives a height variation and eliminates the  possibility of a horizon line–all pictures or wall mounted objects are at exactly the same height in all areas of the room.

The addition of a large picture which is mounted directly below the crown moulding yet slightly above the chair rail moulding, gives the room increased depth and once again showcases the level of detail displayed in the various types of mouldings within the room.  Placing two additional chairs at the dining room table balances the table size with the room size and makes the table less prominent in the room while the rich texture and warm colors of the chair draw the eyes to the center of the room.   For  a cozier more traditional look an area rug could be added underneath the dining room table.  The honey-stained hardwood floors create a bright airy feel and compliments the earth-toned pallet.

STAGING TIP: Less is more.  Do not fill up every nook and cranny of a space.  This room has maintained its large open feel ,even with the large accent pieces that have been added.
